Frequently Asked Questions about 30x40 Plans

  • Yes, but not on a single floor! To get 6 bedrooms on a 30x40 plot, you need to build a Triplex (Ground + 2 Floors). We typically design 1 bedroom on the Ground floor (for elders), 3 bedrooms on the 1st floor, and 2 bedrooms on the 2nd floor. This gives you a massive joint family home on a standard plot.

  • Without a doubt, it is the Nairuthi (South-West) corner. In all our layouts, the head of the family sleeps here to ensure stability and leadership. If you are building a Duplex, the Master Bedroom on the upper floor should also be in the South-West, directly above the lower one.

  • Absolutely. This is a very popular "Rental + Owner" design. We use the front 15 feet for a large Car Parking porch and a staircase. Behind that, we fit a comfortable 1BHK unit (approx 600 sq. ft.) which can be rented out or used as a guest suite.

  • The Puja room belongs in the Ishanya (North-East) corner. Since 30x40 is a compact size, we often integrate a 4'x5' Puja niche in the Hall or Dining area facing East, ensuring it captures the morning sunlight.
