  • 875 Sq. Ft. (25x35): The ideal size for a spacious 2BHK with a dedicated Puja room and internal staircase.

  • 1000+ Sq. Ft. (29x39): Luxury territory. Sufficient for a 3BHK on a single floor or a grand 4BHK Duplex.

 

Key Design Features & Vastu Guidelines Designing for rectangular plots (longer depth than width) requires specific Vastu treatments to ensure positive energy flow:

  • The "Brahmasthan" Rule: In 20x30 to 29x39 plans, we ensure the center of the house remains free of heavy weight (like pillars or staircases) to allow energy circulation.

  • Staircase Placement:

    • For Rentals: External staircases are placed in the South or West zones to maximize rentable area on upper floors.

Frequently Asked Questions about 20x30 Plans

  • Yes, but it will be compact. To fit a 2BHK in 600 sq. ft. (20x30), we typically design one standard master bedroom (10'x10') and a smaller kids' bedroom (9'x8'). The kitchen and living area will be an open-plan concept to save space.

  • It is challenging but possible. If you need car parking in a 20x30 plot, you will likely have to sacrifice the ground floor bedroom, essentially making the ground floor a "Parking + Living Room + Kitchen" unit, or shifting the main house to the first floor (G+1 structure).

  • North and East are the most preferred directions as they allow the main entrance to be placed easily in the auspicious zones (Ishanya or Indra). However, South-facing plots in this size can also be excellent if the main door is placed strictly in the South-East (Agni) zone.

  • A 25x35 plot has a footprint of 875 sq. ft. A G+1 Duplex (Total ~1750 sq. ft.) would cost between ₹28 Lakhs to ₹35 Lakhs in India, assuming standard material quality and including basic interiors like modular kitchen and wardrobes.

  • Absolutely. Since the 20x30 to 29x39 range offers more depth, almost all our 2BHK and 3BHK plans in this category include a dedicated 4'x5' or 5'x5' Pooja room, ideally located in the North-East corner or the center (Brahmasthan) of the house.
