The "Perfect Balance": Car Parking vs. Living Space The biggest advantage of the 20x40 and 25x40 sizes is the ability to fit a car without compromising the ground floor bedroom.

  • Car Porch Design: In our 20x40 plans, we typically allocate a 10'x14' space for parking. This easily fits popular hatchbacks and sedans (like Swift, i20, or Dzire).

  • Spacious Halls: Because the parking is tucked into the front setback, the internal living hall remains large and rectangular, perfect for placing L-shaped sofas and TV units.

Frequently Asked Questions about 20x40 Plans

  • On a single floor, a 20x40 plot (800 sq. ft.) is best suited for a spacious 2BHK. Fitting a 3rd bedroom on the ground floor often makes the rooms too small (8'x8'). However, if you build a Duplex (G+1), you can easily have a 3BHK or even 4BHK layout with large bedrooms.

  • We recommend a parking dimension of 10' x 14'. This fits most Indian cars (Swift, Creta, Nexon) comfortably while leaving enough space for the main door entry and staircase access.

  • Since the plot is deep (45 ft), we avoid the "tunnel effect" by placing an OTS (Open to Sky) shaft in the center near the dining area, or by leaving a 3-foot setback (passage) on one side of the house to allow windows for the middle rooms.
