28 by 40 home design plan of the Residential Building

RG0048

The thoughtfully designed 28' x 40' G+2 duplex house plan, which faces west, captures evening light and sun while simultaneously providing spatial light and ventilation for comfort and function. The recreational areas, which include an open terrace, capture the evening sun and promote illumination throughout the home, making it easier to navigate.

The first floor consists of ground level and includes around 800 sqft of area. The parking area has dimensions of 14’1” x 14’6” and is meant to optimize accessibility and organization. With this configuration, the bicycles or cars can be parked with ease and will have enough room for additional landscaping. An entrance at the northwest direction serves directional convenience while checking off vastu compliance. A pooja room located at the north has mild to moderate air flow which helps in attaining a peaceful spiritual environment. An 11’6 x 13’1 northeastern living hall also serves to aid in family interations as a focal point where the family can gather. In the southeastern corner, a 9’ x 10’ open kitchen is present along with an additional utility section measuring approximately 3’ x 12’2’ dedicated for cleaning and laundry chores. A 4’ x 6’ common restroom located in the southwestern corner provides convenient access while still remaining unobtrusive. The private 10’ x 11’ southwest bedroom enables relaxation and facilitates comfort.

The 800 sqft shared floor balances private and public family spaces efficiently. It includes a leisure area—a family hall to the north (10’8” x 11’6”). The floor accommodates three bedrooms—northeast (10’6” x 7’6”), southeast (10’ x 10’6”), southwest master (10’4” x 13’6”) with en suite 4’ x 8’ bath and 7’6’’ x 10’ dressing room for enhanced seclusion). A common bathroom—4’ x 10’1— is located at the southern stairs adjacent. Southwest balcony behind the northwest bedroom measuring 3’8” x 11’10” serves as a horticultural and leisure area.

The aim of the second floor is to facilitate relaxation and outdoor activities. Southeast bedroom (10’ x 10’6”) enhances quiet areas. Headroom height improves access to the terrace. Common bathroom measuring 4’ x 10’1 is located on the southern side of the house. Open terrace sized 22’6” x 37’ is ideal for gardening, lounging, and other outdoor activities.

Spanning 28’ x 40’ this west-facing duplex house plan makes sure there is balanced space for utility areas such as terraces and balconies along with recreation areas. Windows and ventilation open up on almost every side of the structure which allows for the forward flow of light and ventilation in order to create a cozy ambience appropriate for modern living.
