This G+2 duplex house plan measuring 26 x 45 feet, designed to the North direction, merges sophistication with functionality and family friendly requirements of modern living. This house is designed to ensure space maximization with a thoughtful layout so every room is bright, and airy, well cross-ventilated, with good windows and outdoor spaces.
The plan consists of two levels that partition the indoor areas into social, recreational, and outdoor zones. The ground floor of the house emphasizes the functional areas such as the parking bay, dining room, or pooja room. Family activities and privacy are catered for on the first floor which accommodates the family’s dressing rooms, balconies, additional inter-leading family rooms for relaxation, and bonding.
The layout for the first floor is proposed for active parking of cars and bicycles along with a space for a garden and an entrance area with a total area of 1170 sqft. The parking or space allocation starts with the area measuring 25’ x 7’9” from the left along with an open sky view mid-elevating which enhances ventilation. The primary entrance is positioned facing north while the living and dining areas with a combined space measuring 18’8” x 19’7” acts as a much needed facilitator for family engagements. Steps located in the eastern part of the dining area go up in a clockwise direction. The southeast kitchen of 9’2” x 9’11” is composed for effortless cooking activities while the bedroom located on the south-west side is 9’ x 9’1” with an ensuite small 5’ x 4’ bathroom. Northeast of the pooja room is 1’4” x 3’4” which serves as a secluded calming space for devotees.
Starting with the first floor, it's total area is 1041.84 sqft which also contains an optimally placed utility space supporting household chores measuring 1′7″ x 2′. The utility area gives support to a family hall at the east side of the house which measures 10'2" x 13'1" and is designed to offer clients generous room for family activities within the living space. There is also a west attached balcony measuring 3’9” x 13’ which provides clients an ideal location for leisure and gardening. The first northeast bedroom is located on the upper side of the building and boasts 13'2" x 10' area with a charming balcony measuring 13'2" x 3'9" as well as an attached bathroom measuring 4'3" x 7'7". There is also a second northwest bedroom that faces the other side and mirrors the first with a bathroom measuring 9' x 9'10". The private southwest master bedroom is measured at 14'6" x 13'7" and offers an en suite dressing room, concealed storage adorns the room which is measuring 8’2” x 6’. The south east bathroom provides ample space of 7’8” x 7’0”.
