Here is the G+2 duplex house plan for rent. It is designed as a 26’ x 40’ house and placed strategically for ease. This plan facilitates movement during daily routines, integrates indoor and outdoor spaces with utility areas, and aids the functioning of modern families. I find the placement of bathrooms, pooja rooms, balconies, the parking space, and the cooking area on the ground floor especially useful. The second floor has an additional balcony offering incredible views for relaxation. The house can also be expanded vertically in the future if additional living space is required.

 

The ground floor comprises a built-up area of 1040 sqft and features a designated parking area measuring 14’5” x 6’3” with additional space for bicycle parking and gardening. The other side has welcoming main entrance which is captured in vastu principles and faces the north-east. The massive living hall measuring 12’9” x 16’5” serves as the nucleus for most family activities and is further complemented by an open kitchen on the southeast measuring 9’11” x 9’ which proves useful for cooking. A Northwest facing room, further designated as the first bedroom, measuring 12’9” x 9’1” provides moderate light alongside a pooja room placed in the Southeast of 3’7” x 4’10”. The furnished common bathroom stationed towards the northwest comes with a washing machine outlet measuring 6’9” x 4’, presenting easy access for laundry chores. The master northwest oriented bedroom measures 9’1” x 13’6” and offers plenty of lounging room.

 

The first floor includes an expanded utility area of 1’6” to assist with household chores, leading to a total built-up area of 943.25 sqft. A bulk of the balcony measuring 13’2” x 6’5” has also been placed for gardening and other leisure activities. The main entrance northeast of the house is aligned with the design of the ground floor. The open living hall in the center is 12’9” x 16’5” hence it can be used for family get together activities without the fear of congestion. The kitchens remain the same in position and category, hence the open kitchen is in the southeast and measures 9’11” by 9′. The first northwest bedroom measures 12’9” x 9’1” which makes it possible to move around freely. In the northwest, there’s also a common bathroom which has a washing machine point and measures 6’9” x 4’. The master bedroom is southwest hence it is more private than other rooms, this room measures 9’1” x 13’6”. In the southeast there is a small pooja room that measures 3’7” x 4’10”.

 

The second floor is designed in the same way as the first, to keep uniformity and simplicity during construction. Any future modifications can be added without complications through the same design.

 

The layout of rooms is designed for ease of navigation and comfort. Windows, utility rooms, and balconies increase the brightness and airflow within the home through added ventilation and natural light. Balconies and other outdoor spaces provide room to enhance the beautify the home while also serving as places to relax or garden. Construction is made simpler through the use of the same design on all floors since efficiency and simplicity are hallmarked of future expansions.
