This modern G+2 duplex house design is south-facing, measuring 22’ x 40’. This architecture employs space-saving technology. It also makes full use of cross-ventilation, sunlight, and purpose of usage of various rooms within the house.

 

The ground floor layout comprises of 880 sqft. It includes a parking area measuring 14’10” x 15’7”, which is well organized, along with a provision for a vehicle and gardening equipment. The main door is credited to the southwest direction which makes access easy. The living hall (9’10” x 11’6”), which is welcoming, is strategically located so that it can be used as a central gauging place, it is also the middle of the open kitchen that is located in the northeast meant for the cooking zone, hence being designed for cooking. The southeast kitchen (9’10” x 5’6”) is compact and ensures functional cooking arrangements. The northwest-facing master bedroom measuring 10’4” x 10’4” offers a retreat for relaxation. OTS (Open to Sky) utility space 9’ x 10 is attached to the bedroom OTS supporting laundry and cleaning tasks. A bathroom with a common toilet in the southwest is 5’ x 9’2’, with an OTS measuring 5’ x 2’, so that there is always fresh air and light coming into the room.

 

The first floor also has an area of 880 sqft, which builds upon living spaces alleviating din. There is a living hall (13’10” x 12’) of adequate dimensions which serves as a good zone. Another common step situated under the porch (5’ x 10’) serves the purpose of a extra entrance. The porch (6’1” x 5’3”) which is located considerably far from the stairs can also be used for gardening or simply as an olutside for leisure. Coming to the door it is placed in the east which is favorable from the two reasons and also does confirm as complimenting the architectural design. The kitchen (10’4” x 5’6”) is done in the southeast and kept as open which absolutely does enable more fluids movement in the kitchen. There is a common bathroom(toilet) in the southwest (5’ x 8’10”) that does benefit from an OTS (5’ x 2”) placed from the outside to improve ventilation and light. The master northwest bedroom is retained in its dimensions which are 10’4” x 10’4” In addition another bedroom has been added on the east side which has 9’10” x 11’6” which has as OTS (9’10” x 4’7”) for additional openable window and thus has improved ventilation.

 

The added open terrace expands the layout of the building adding more area for leisure activities including herbal gardening. The OTS (9’10” x 4’7”) adds space for increased air flow. Usability and visibility is wokrs improved and optimized in the huge balcony (14’9”) and thus increases the value of the house.
