This 20’ x 40’ south-facing G+3 duplex house plan retains its modern elegance while maximizing practicality on all four levels. Its design ensures optimal ventilation, adequate lighting, and a balance between common and communal areas within the living spaces.

 

The ground floor of 800 sqft forms the bulk of the utilities and communal living foundation. It is divided into a parking section and additional space measuring 9’7” x 12’5” for vehicles and garden. The main southwest facing entrance to the house is easily accessible from the parking area. The living hall will need some furnishing and decoration but the 10’1” x 9’6” space should prove adequate for a northwestern positioned gathering area. Functionality is catered for in the kitchen properly positioned in the southeast themed quadrant measuring 6’6” x 12’9” and 3’10” x 6 common bathrooms situates for maximum approached in the northwest quadrant. Stairs enabled for floating movement between floors are provided on roughly the mid-axis of west-east enabling movement on vertical and central floors.

 

The first floor at 581.25 sqft available is designed for maximum comfort and family interaction. Social concentration is intended at an 8’5” x 9’6” western facing family hall positioned at floor level which will likely handle most household gatherings. The other set of bedrooms comprises one to the north of daha and should serve ready by 14’6” x 9’7” while a generous space south bedroom of 14’6” x 12’9” comes alongside. Easy access to the terrace is facilitated by an 8’7” x 9’6” west positioned headroom. Spaces for garden tending and viewing, the north terrace and south terrace, are 14’6” x 9’6” and 14’6” x 16’5” respectively. The latter is better suited for relaxing or small gatherings.

 

Aiming for both modern and traditional living requirements, the south duplex house is 20’ x 40’. The structure appears appealing while multifunctional. Balconies, utility spaces, and terraces have practical uses which also maintain a warm environment.
