With an area of 20’ x 45’, this west-facing G+3 duplex house is fully equipped for effective living. The balance of comfort and modern design is achieved by beautifully integrating all mechanical, electrical, and plumbing services with proper air and light flow throughout all floors. The versatile plan incorporates four levels: the ground floor along with the first and second floors, and a terrace, offering parking, bedrooms, open-to-sky spaces, a pooja room, balconies, utility spaces, and terraces. It also enhances harmony throughout the home by promoting balanced vastu compliance on design.

 

Maximizing spatial utility, the ground floor features a generous drop-off area designed for car parking and access to gardens, measuring 18’10” x 27’9”. The entrance area also includes a walk-in wardrobe, bathroom, and bedroom on the southeast corner, measuring 12’5” x 10’6”, which works as a peaceful retreat. The main entrance is also conveniently towards the West allowing for unrestrained access, while a northwest situated staircase allows for smooth and unobstructed transition between floors designed south to north.

 

The first floor includes a 2’-length compact utility space for laundry and chores in an 810 sqft area. Moreover, a balcony for relaxation and gardening measuring 9’1” x 6’1” is also present. As for the main door situated southwest, it maintains the relationship with the ground floor design. In addition, the wide living hall of 16’8” x 21’ acts as a general family area. The steps in the hall lead in a south-north direction, which is convenient for moving about. Also, the southeast open kitchen is also 7’5” x 10’6” with a utility space of 7’5” x 4’5”. There is also a northeast bedroom of 8’10” x 10’6” which consists of an ensuite bathroom of 3’10” x 4’5” for an additional private entrance. Also, the Open To Sky (OTS) section of 4’5” x 4’5” allows better airflow and light.

 

The second floor, sustaining the 810 sqft footprint continues utility area function with a 2’ length space. A pooja room measuring 2’11” x 6’9” is placed in the south for spiritual activities. A west facing master bedroom measuring 16’8” x 10’9” has an attached bathroom measuring 4’5” x 6’10” and a spacious balconery of 16’8” x 6’1” for leisure or gardening. Another second east facing bedroom 16’8” x 10’6” also has an attached bathroom 7’5” x 4'5”. There is also an open to sky (OTS) section 8’10” x 4’5” in the NE to improve air circulation.

 

Also covering 810 sqft, third floor maintains the 2’ utility area. Walking space of 5’ x 6’9” is located near the stair area with an open sky view 3'1'' x 6'9''. Rest of the design contains two occupiable open terraces; the Second terrace 16’8”x 10’6” is meant for light gardening while the west terrace is 16’8” x 19’2” and is meant for leisure activities. Southeast common bathroom measures 7’5”x 4’5” and is designed to be accessible. Northeast OTS 8’10” x 4’5” will bring sunlit interiors.

 

There is a designated laundry area measuring 3'9'' x 6'1'' next to the stairs for efficient flowing chores in the house. The large open terrace has a variety of integrated uses since it offers plenty of space for relaxing, doing gardening, or social gatherings.

 

This house plan has key features that makes sure space is used efficiently, optimizing them for comfort and ease of movement and access, with the limited space available in the plot size. Fresh airflow and light access into the home is provided by several windows along with open-to-sky courtyards, terraces, and other areas that enable air and light circulation. The addition of balconies and terraces improves the outdoor usability of the house for gardening or relaxing purposes. Maintaining the same design throughout the upper and lower floors makes construction easier and improves the overall appearance of the house which combines contemporary and modern design elements with practicality.
