This is a 2BHK house plan with a dimension of 35’x60’ feet which is west facing and designed as G+3 mixed use residential and light commercial structure. The built up area for the ground floor is 2100 sqft which includes a dedicated area for bike parking, commercial retail shop space, and a gardening area. The stairs are located on the southwest side of the house and runs north to south. There is also a lift located on the northern side of the parking area which is perpendicular to the stairs, allowing for vertical access to all floors.

 

The first floor has a built up area of 1720.5 sqft (31' x 55'6"). There are two distinct residential units entered from a common passage measuring 16'11" x 6'6". There is a centrally located lift measuring 4' x 6'6". In the upper eastern unit the main door faces Northeast. The living hall measures 16'10'' x 9'2'' and has an ensuite common bath measuring 7'4'' x 3'9'' on the north side.

 

An open kitchen with a utility room is placed 9'5" x 2'10" to the right, and leads into a dining area measuring 9’5” x 13’7”. In addition, a second common bathroom measuring 6'10" x 3'9" services two bedrooms, one to the northeast (12'5" x 9'4") and the other southwest (12'4" x 9'2"). The western unit contains the main entrance located in the northwest, along with a living hall (15’ x 9’9”). On the southeast side of the unit, there is an open kitchen (9’11” x 4’10”) with a utility off the side (3’10” x 7’) and a dining area measuring (9’11” x 8’3”). This unit also contains two bedrooms; one southwest (14'2" x 9'5") with an attached bathroom (3’10” x 6’1”) and another northwest (10’6” x 9’5”) with an attached bath (10’6” x 3’8”) and a balcony for gardening or views.

 

The second floor is a mirror copy of the first one and is also 1720.5 sqft in size. The south facing staircase and central lift continue to provide access to the dual units on the same floor. The eastern unit features the living hall, bathrooms, open kitchen with utility, and dining space as well as two bedrooms while the western unit contains a living hall (18’8” x 9’5”); common bathroom, kitchen, utility, and two bedrooms— one in the southwest (14’2” x 9’5”) and the other in northwest (10’6” x 5’9”) with an attached balcony.

 

The third floor has the same built up area of 1720.5 sqft, but is intended for leisure activities and a couple of utilities. At the top of the flight of steps or lift, one walks into a passage (16’11” x 6’6”) which has an open terrace to the east and west. The western terrace is 29'8" x 23'11" while the eastern terrace is slightly smaller at 29'8" x 23'3". A dedicated laundry space (6’10” x 5’7”) is located in the southeast corner but the terraces themselves offer exceptional opportunities for relaxation, gardening, and improving natural ventilation and sunlight. All of which makes this 2BHK house plan a practical and adaptable solution for multi-family or rental living.
