RN0048
Both the `2BHK (Dual Portion)` 2BHK and G+3 floor plan have been set up along 30'x60' north facing modular residential building. The bike parking space and commercial shops are included with essential utilities like the garden area featured on the ground floor as well, which takes up an approximate area of 1800 sqft. The staircase that starts at northwest and goes east-west leads to the main entrance located at the northeast side, opening into the living hall (11'4” x 12'6”), open kitchen (11'5” x 9'5”), and includes one common bathroom (7’1” x 3’10”). There are two bedrooms located southwest (10'9” x 9'2”) and northwest (10'10” x 8'2”) along with the other rooms.
1624 sqft is set aside for the first floor, which is split into two independent 2BHK units. The hallway includes a bay window towards the southeast, leading to the boundless south units to the right and the north unit to the left accessed via the room-sized (15’11” x 6’2”) passage, both sharing an identical layout. The living hall (11'5” x 16'7”) directly faces the main door and is flanked by the open kitchen (11'5” x 7'8”) leading into 2 bedrooms (10'9” x 10' and 10'9” x 10'2 “) and the common bathroom (6'9" x 4') facing the west side. The south unit holds bathroom placed towards the left side towards the window along with the living hall (11'5” x 14'11”).
The layout of the second floor, once more 1624 sqft, repeats the same dual-house structure. The north unit includes a living area (11’5” x 16’7”), a kitchen (11’5” x 7’8”), a common bathroom (6’9” x 4’), and two bedrooms whereas the south unit has similar spaces connected by a long corridor (3’7” x 51’4”).
The third floor is accessed by a south-facing terrace (26’5” x 56’9”) which has sufficient area for gardening, seating, and recreational activities and is positioned for optimal natural lighting and cross ventilation through its windows. Every level is meant for separate habitation with minimal interference to maximize spatial and natural flow efficiency.
