30’x 60’ feet and this is duplex plan with G+2 floor

This structural plan of a duplex residential building with 3BHK house configuration is oriented towards the North, covering an area of 30' by 60' feet and includes G+2 floors. Precise working drawings include functional layouts. For example, the ground floor layout accommodates a utility area of 1'8"by 2'2" and 5' bike/car parking space. Alongside it, an east-west passageway leads to the polygonal main door situated at the northeast position opening into the living hall and stairwell.

 

The level also comprises of an eating area surfacing with an open kitchen, dined with attached laundry/utility room, pantry, and precast shed serving as storage compartment, along with PO/BR, common bathroom, sparsely furnished hall, and bedroom functional wardrobes and bathrooms. From this bedroom, the ensuite comes with a lounge and cubical wardrobe.

 

Upper level floor embodied in first was capped west side bolted staircase with 2’ by 2’3” utility space which feeds into family hall centralized for the center of the house. This floor is meant for leisure and therefore has relaxed space next to stairs, study room with a balcony and a mini home theater. Also to cater to guests, there is a guest bathroom, outfitting bedroom encrypted with an ensuite and bath stationed at the balcony adjacent to second bedroom with private attached bathroom. The first floor built-up area expands to an area around 25'9" x 55'6" (1429.12 sq ft).

 

The second floor follows the design pattern with a headroom of 4’2” x 7’8” and a built-up area of 1429.12 sq ft like the first floor. It also has a southwest-facing common bathroom measuring 8’6” x 4’11” and a large open terrace with dimensions of 24’3” x 54’9” which can be used for gardening or as a relaxing area. Also included on this floor is a southwest-located store room (12’11” x 10’) which adds additional storage space.

 

In terms of proportions, this house plan is well thought out as it divides the public and private areas spatially. The large area of the house is located to the southern living side of the property along with an entrance to a parking area measuring 29’ x 15.9’. The ground floor comprises a 3BHK layout on south side with a sitting room 12’ x 18.4’ on the northwest side, dining area 8.5’ x 11.11’ and open kitchen facing east. Bathroom amenities are positioned on the western side 8.3’ x 5.1’, with the southern bedroom measuring 11.4’ x 12.5’.
