This 30 40 house plan with shop property located to the west includes a G+3 floor plan combining comfort and functionality with income potential through two BHK and one BHK units. It incorporates both residential and commercial spaces for optimal utility.

 

Ground Floor: The Ground floor comprises a parking space, a shop, and a residential area. The parking space has dimensions of 8’10” by 14’, ample to accommodate the required vehicle. The staircase located on the upper floor's northwest side leads to the ground, serving the circulation space in the upper levels of the building. There is a shop in the southwest section of the plan, adjacent to the parking area, measuring 11’8” by 10’ which serves commercial purposes.

 

The residential part of the ground floor starts at the main door, which is west-facing. Adjacent to the entrance, in the northwest side of the property, an impressive living hall is measured at 14 feet 6 inches by 12 feet and 10 inches, which serves as a focal point for the habitation's activities. A bedroom with the dimensions of 9 feet 7 inches by 9 feet, is found towards the Northeast direction together with a small pooja room to the northeast measuring 2 feet 9 inches by 3 feet. The restructuring of the Northwest common restroom measuring 4’6’’ x 5’7’’ was done for al the users in this portion. In the southwest, there is the Master bedroom of 10’7 x 10’ which is a sanctuary for many residence. Further, this has Southeast open kitchen 7’2’’ x 7’1’’with an adjoining utility area 7’1’’ x 3’’ for enhanced utility. There is also a small pooja room 1’10” x 2’6’’ to the east for the purpose of Puja.

 

Second Floor: This floor has the same layout as the first floor. It retains the same division into two portions with similar room arrangements as before for ease of design and convenience for the users.


Terrace Floor: The terrace floor serves as an extension for utility and leisure activities. It features a store room towards the southwest with dimensions of four feet six inches by ten feet four inches which is convenient for storing items. The remaining terrace area is an open space measuring twenty six feet eleven inches by thirty one feet three inches which can be used for different outdoor activities, gatherings or just resting under the clear sky.
