30 * 40 duplex house plan west facing design with G+3 floors is thoughtfully designed to maximize space

This duplex house scope plan measures 30 by 40 square feet and faces West. It is designed to include 3 extra floors (G + 3). Additionally, the design ensures that space, functionality, and comfort have been taken into consideration, which makes the home well organized and multi-functional.

 

Ground Floor

The first floor of the structure includes a garage open to the house for parking. The car park area measures 15'1" by 14'6". In addition to those dimensions, there is a main door located in the northeast side of the building which opens into the living room. The northwest corner of the B2B open space contains a lounging area where guests can gather or simply relax in a living hall with dimensions of 12'5" by 13'1".

Northeast of the living hall, there is a designated pooja room located at the northwest corner measuring 4' by 3'6" to accommodate religious practices within the house. Moving along to the Southeast side, there is an 8' by 10' 9" open kitchen situated for better movement with adequate room for cooking and storage. An area measuring 3' x 13'3" is connected to this Kitchen and is known as the Utility room. Furthermore, there is an unoccupied Common washroom of 4'0ft by 6'5ft that rests peacefully on the South side for convenient access. A southwest portion contains a bedroom measuring 10'9" by 12' which provides a little slice of private retreat.

The duplex southern stairs provide vertical circulation seamless access to the more upper floors of the home.

 

Mark first floor:

The first floor comprises a family hall situated in the northern part of the home measuring 10’8” x 12’4”. The family hall is a versatile space that allows the family members to use throughout the day or relax during their free time.

In the north eastern part of the first floor there is a possible children’s or guest room with dimensions 10’6” x 8’1” which is included as part of the other room on the south east. There is also a balanced room on the south east part of the house with measurements of 10’9” x 10’6”. On the south side, there is a commonly shared bathroom of a one lasting four feet and ten inches by ten feet and ten inches which can be accessed from all parts of the floor. The North Western part of the first floor host the master bedroom of the house which is 12’5” x 11’10”. This room contains an en-suite bathroom 4’ x 10’9” and a dressing room measuring 6’ x 11’5” making it a comfortable and luxurious private suite. The balcony towards the southwest measures , 13’6” x 4’ is an additional refreshing outdoor space.

 

Second Floor:

As noted, the design of the second floor follows that of the first. After climbing the stairs, the north side area (10’8’’x12’4’’) welcomes you as a family hall intended for communal use. On the southern side, there is a common bathroom (4’x10’10’’) meant for communal use.


Northwest part hosts a big bedroom sized 11’10’’x12’5’’ with an adjoining bathroom (4’x10’9’’) and a dressing room (6’x11’5’’). The balcony on the southwest corner (4’x13’6’’) is meant for outdoor recreation. The other part to the east has a open terrace of 23’8’’ x 10’6’’ which can be used as a multi-purpose site for sports, relaxation, or gatherings.

 

Third Floor:

Starting from this floor, we have headroom 7’9’’ x 10’8’’ which is the access point to the roof and more workspace. The southern part is reserved for a common bathroom which is 4’x10’10’’ for the convenience on this floor.

This floor offers the largest open terrace at 12’11”x23’2”. This section is destined for the most sought after outdoor activities, socializing, and for enjoying the views from all angles. The terrace is remarkable added value to this property.
