The proposed 3BHK duplex house plan is designed for a site measuring 20”x60” facing north and includes G+3 floors with a lift. The structure captures the essence of modern day living. It is functional and convenient. The aesthetics of the layout is distinguished while practical interiors offer spaciousness along with distinct leisure zones and harness the best of natural illumination alongside cross ventilation. On the ground floor the plan integrates a 19’X17’7” parking area with ample space for vehicles and gardening. The main entrance complies with Vastu in facing the north east direction. The large living hall (14’11” x 19’8”) is directly connected to the stairs and lift on the west side. Southwestern part encompasses an oversized kitchen (14’8”x12’10”) complete with an adjoining utility room (7’3’’x7’5’’), along with a common washroom (7’2” x 4’6”) located within the quadrant for easy access.

 

The layout is just as well planned on the first floor where there is a family hall (14’8” x 19’8”) to the east. This level contains two bedrooms: one in the south (14’9” x 14’8”) with a connected bathroom and balcony, and another in the north (14’8” x 12’7”), which also has a connected bathroom and a balcony, for enhanced privacy and view. The second floor is a duplicate of the first in layout but adds a different feature—an extra small movie theater (14’8” x 18’’) in the southern part of the floor, increasing family entertainment options. It also contains a large bedroom complete with an en-suite bathroom and a balcony.

 

There is a minor headroom space for the stairs and lift to access the 3rd floor (4’10” x 12’), which reveals the expansive open terrace (14’8” x 55’3”). This region is great for gardening, exercising, or just enjoying the fresh air. A combination of open balconies and strategically placed windows within the house provide cross-ventilation and plenty of sunlight throughout. A living space is greatly enhanced by the addition of a lift, along with utility area, private balconies per bedroom, and an entertainment room which serve modern needs for comfort, privacy, and socialization.”
