North Facing Duplex House Plan-With Expansion Possibilities (27’ x 59’): An Expandable G+1 Layout

 

This north-facing duplex house plan (27’ x 59’) has a developed G+1 structure, well designed, ready for an added floor, and balanced with relaxation and planning. The house has a strong emphasis on prime living features on the ground floor and incorporates modern amenities on the first floor. The footprint of the building is 1,593 square feet and one of the highlighted features for this area as a whole is a modern multifamily dwelling for three to four families on its south side provided with a compact utility area serving functions like laundry or storage of 1 foot 6 inches long, so it doesn’t encroach onto the main living spaces. The parking area boasts dimensions of 12 feet 7 inches by 19 feet 5 inches, making it well-proportioned, allowing sufficient space for vehicles while still accommodating a small garden or plant bed along the perimeter. According to Vastu Shastra, the dwelling is easily accessed via the main entrance in the northeast, which is considered auspicious and brings in positivity and prosperity. The northwest quadrant houses the stairs and the lift. The stairs run along the east-west axis and the lift is 5 feet by 5 feet right next to it. Having placed the stairwell and lift this way beside each other, the whole dwelling becomes highly adaptable and more accessible for the elderly and people of all ages.

 

Moving inwards, the vast living hall opens up with its impressive measurements of 12 feet 2 inches by 21 feet 6 inches, making it a center for social and family interaction. The spaciousness of the hall is perfectly balanced, making it convenient for family get-togethers, guest interactions, or simply for relaxation. The open kitchen arrangement located to the southeast corner of the house follows traditional layout guidelines, measuring 9 feet 7 inches by 10 feet. This area also holds a functional pooja room, designed as a small cube of 3 feet by 3 feet, offering a place for devotees to perform their religious activities. The placement and the layout of the sleeping quarters on the ground floor is designed to offer privacy with ease of access. The master bedroom located to the southwest of the house is exceptionally positioned for minimal disturbance while sleeping and measures an impressive 11 feet 6 inches by 15 feet 11 inches. The second bedroom located to the northwest is slightly smaller at 9 feet by 13 feet 9 inches but comes with an attached bathroom measuring 9 feet by 4 feet 11 inches, allowing autonomy to the inhabitants.

 

A regular bathroom also exists as part of the common sanitary facilities within the western section of the house measuring 7”9’ x 4”9’ for the convenience of guests and other family members.

 

Let us advance to the first floor with an area of 1,322.5 square feet. In this scenario, the house adapts to a more relaxed, interactive area within itself. The utility space is slightly enhanced, now measuring 1’6” x 2’ for greater storage or service capability. A remarkable highlight of this level is the balcony, which extends 12’7” x 13’7” to delight those with gardening hobbies. This space invites residents to relax surrounded with greens and can creatively designed for container gardens, outdoor seating areas or yoga. Stairs and the lift remain in the north western quadrant of the house just like the ground floor. The main entrance still faces the northeast cardinal direction in order to maintain harmony following Vastu system. The living hall on this floor is even larger than on other floors measuring 12’2” x 26’11”. This makes it more suitable for large family gatherings or for relaxing in the evenings. It further extends the social potential of the home while seamlessly connecting to the balcony for an uninterrupted transition between indoors and outdoors.

 

The southeast still has the open kitchen which corresponds with functional uniformity and gives measurement of 9 feet 7 inches by 10 feet. Once again it has been coupled with the compact pooja room which appears in the same location as below giving credence to the core of the house. Positioned in the southwest, the master bedroom replicates the scale of the lower floor 11 feet 6 inches by 15 feet 11 inches which provides a quiet retreat while replicating the lower floor and offering ample space for decor and storage. The second bedroom which is positioned in the northwest at 9 feet by 13 feet 9 inches also mirrors the layout below and has an attached bathroom of the same measurement, 9 feet by 4 feet 11 inches, providing freedom and comfort to its occupants. The remaining part of the floor is dispossessed of the common bathroom which is again placed on the western side and measures 7 feet 9 inches by 4 feet 9 inches and serves the rest of the floor efficiently.

 

A key feature of this architectural design is the open vertical circulation core provided by the stairs and the lift shaft. Not only does it guarantee future accessibility, but it also serves as a light well which brings natural light into the center of the house and further enables cross-ventilation.
