This smartly conceived G+1 home, with its measurements of 25’ x 52’, includes a ground floor owner’s suite resembling a 1BHK unit, while the first floor showcases two independent 1BHK rental units. This spatial arrangement fosters both primary residence and passive income opportunities. The building captures all modern features such as open-style kitchens, balconies suitable for gardening, as well as private and utility areas that provide optimal zoning. Furthermore, the design guarantees circulation of natural light and ventilation to each room, achieving spatial efficiency without sacrificing comfort.

 

We designed the homeowner's tasks considering the ground floor first. The area’s dimensions are 1300-sq. ft. Ample parking space (24' x 29'6") serves as the anterior open area fit for car and bike parking while accommodating a small flower garden. A small maintenance piece of cleaning equipment 1' long functions as a compact utility area. The staircase is place in the southeast corner so it goes from north to south. This ensures a vastu compliant direction. Trim, according to vastu, the main entrance is affixed northeast. This transfers into the cozy living hall (12'10" x 14'5") that serves as the heart of the home. The master bedroom attached the open kitchen located in the southeast of the house (7'4" x 7'9") while the master bedroom is in the southwest part of the house (10'11" x 10'11"). The bedroom has an adjoining bath on the northwest side (7'2" x 4'3"). With this, the lower level is completely self-contained and private.

 

The first floor comprises of 1,257.25 sq. ft. of space with two identically sized 1BHK units which can be used separately to maximize privacy and rental revenue. balcony (8'2" x 6'1") was carved out on this level which can be utilized as a gardening area or simply to enjoy the beauty outside. Also, a 3’ long bay which facilitates free circulation between the two portions is provided.

 

The main entrance to the West Portion is on the north side, thus making it easier for vehicles to access the main road. A small cubical living hall of size 8'2" x 14'6" serves as the focal point leading to the southeast open kitchen (7'1" x 8'). Master bedroom located southwest (9'11" x 10'9") comes mabeth the bagno (8’1” x 4’3”) in northwest which is useful for rental purposes.

 

The East Portion has its main entrance towards the northeast, keeping with the vastu compliance. It has a longer living hall (8'2" x 22'10") giving a more spacious feel as well as an elongated feel. The open kitchen here is in the southeast too with a length of 6'9" x 9'11". The southwestern bedroom (9'11" x 10'9) has a common bathroom in the northwest (6’5” x 4’4”) accessible aligns with the southwest direction. Also included is a small pooja room (2’10” x 2’11”) located at the northeast corner that adds to the charm of the rental premises as it is often cherished by tenants.

 

This home plan tackles the comfort and the area for investment at once. Living units are pre-placed to include natural lighting, gardens, and clear segregation of spaces while keeping harmony provisions, all embedded in a single design for rental income--working towards the changing demands of urban house owners.
