15 by 40 duplex house plan of the Residential building
RB0032
The G+3 duplex house “RB0032” plan is stylish, functional, and carefully considers the comfort of a family. This house measures 15’x40’ and faces east which provides conveniency and elegance. With careful consideration of the division of spaces between floors, the house has everything a modern family needs from extensive private and shared spaces, to abundant communal areas. The natural light, ventilation, and energy flow to the rooms are maximized and each floor is designed for specific functions.
The ground floor area includes a parking area 14’x39’ which provides sufficient space for a car or a bike which adds up to 600 sq. ft. This area with convenient parking is excellent for families. The staircase adjoined in the southeast part of the house, ascends northward providing great clearance to the upper floors. That said, the layout here takes into consideration the American comfort standards with easy access to every necessary part of the house.
As for the design of the first floor, functionality remains the primary focus. The open kitchen with a dining area is located in the southeast, making it ideal for family meals. The main door, located at the northeast corner of the house, is easy to access and is in line with vastu compliance. Adjacent to the kitchen is a pooja room (3’x2’8’), bringing good spiritual energy to this part of the home. A balcony (9’6” x 9’2”) placed behind the pooja room serves as an outdoor retreat, ideal for relaxation or gardening. The private southwest-facing bedroom (8’5” x 12’4”) serves as a restful retreat, while the common bathroom (4'3'' x 6'7'') located in the south is easily accessible.
More family fun and private time can be enjoyed on the second floor. The balcony brings in ventilation to the living room (12’4” x 13’7”) and makes the space bright and inviting. The living area is wide enough to be used for family gatherings and fun activities, and can be enjoyed with great views of nature thanks to the big windows. The second bedroom (12’4” x 8’5”) includes an attached bathroom (6’8” x 4’3”) and this space is also southwest oriented. With the other balcony, this part of the house is perfect for outdoor activities like gardening or simply enjoying the view.
On the third floor, the plan allocates the areas to make the best use of space. A southeast bedroom (12’4” x 8’8”) comes with an attached bathroom (3’10” x 7’11”) for utmost privacy and comfort. Moreover, open terrace (12’4” x 8’5”) is furnished that can be set aside for diverse activities like gardening, relaxation, or hosting small gatherings. Also, a space for a washing machine has been added for upper floor laundry needs. This design of the floor is thoughtful in the sense that no area is left useless and every single part, including windows and doors, looks beautiful and works perfectly in the home.
The highlights of this house plan is from its highlights layout which marks out private and shared areas throughout the G+3 structure. The house gets ample natural light and air because windows, balconies, and open terraces are placed strategically. The execution of design is ‘vastu shastra’ friendly so the pooja room has been included and the house is designed to face east which ensure peace, harmony and a positive flow of energy in the house. And most importantly the design works around the needs of the family such as the open kitchen, parking area, and utility spaces showing modern requirements like purpose built spaces dedicated to tools and equipment.
