Duplex House Plan 15' x 40' (2 BHK, G+2 Floors)

The design of this residential building fits onto a plot measuring 15' by 40' facing north incorporated into a duplex structure featuring a ground floor and two upper floors (G+2). The design is customized for a functional 2 BHK unit, incorporating all the important living arrangements, auxiliary spaces, and areas forNSS ventilation, light, and active recreation. The major entrance to the house leads to an orderly arrangement of rooms which is suspended in space and allows maximum privacy and comfort.

 

The ground floor contains a parking area measuring 14' by 9'7” which can accommodate a bike or car, plus a living hall adjacent to the staircase measuring 11'8” x 11'7”. There is also a common bathroom 5' x 4'8" in size with inclusions for guests or shared use. The kitchen is open sized at 7'9" by 8'1" and located next to a small pooja room which is exceedingly functional measuring 3' x 3'3”. It is designed so that all areas can be useful and to serve maximum value.

The first floor exhibits a family hall measuring 6'11" in width (length unspecified) which serves as a focal point for the family and informal gatherings.

 

On this level, there is a common bathroom measuring 5’ x 6’ and the first bedroom is sized at 9’11” x 11’8”. There is also a balcony measuring 2’8” x 13 that can be used for gardening or relaxing. This floor hosts another bedroom which is sized at 11’8” x11’3”. Along with the two bedrooms and hall design, this adds up to a functional 2 BHK design. The intent of this floor is to offer comfort, and a bit of outdoor exposure through the balcony.

 

On the second floor, there is an open terrace that measures 11’8” x 13’. This part of the house is suitable for gardening or recreational purposes. It improves the ventilation and natural lighting throughout the home. Specifically designed windows and openings on the most upper level ensure adequate airflow and brightness throughout the house.
