15' x 40' Duplex House Plan (2 BHK, G+2 Floors)
The structure comprises two floors with a 2 BHK duplex built on a 15’ by 40’ plot on the ground floor. It features all the important comfort facilities of bedrooms, bathrooms, kitchen, balcony, utility space for washing machine, and two open terraces. A small utility space measuring 3” x 11’6” is easily designated for a machine which adds to the practicality of the duplex. The design strives to provide good comfort, light, and ventilation to all the floors in the building while focusing on efficient space utilization.
The design starts on the ground floor with a parking space measuring 14’ x 7’5”, accommodating bike and small vehicles. Upon entering the house, a living area with an impressive length of 18’9” serves as a generous common space. It is accompanied by conveniently located stairs leading to all the floors. An adequately structured open kitchen set at 7’ x 10’2” coupled with a common bathroom of 4’ x 6’ completes the floor. This level takes care of the basic living zones for everyday family activities.
The first floor layout revolves around two primary bedrooms. The first is approximately 12'2" x 11'6" and the second, slightly larger, is 12'2" x 12'. Positioned conveniently between the two rooms is a common bathroom conveniently located at 4'6" x 7'10". Finally, there is also a balcony that is 2'7" x 13' that can be used as a gardening or seating area. The layout of this floor successfully provides for the family zones as well as shared facilities.
On the second floor, there are dual open terraces. The first open terrace is larger at 15'3" x 12'2" and is suited for social gatherings while the second terrace, although smaller, measures 12'2" x 11'6" and adds to the open area. An allocated laundry room at 4'6" x 7'10" is also placed on this floor next to the staircase for easy access. The upper level is generously provided with ventilation and windows for natural light and air.
