The 4bhk plan modern 20 * 30 duplex house design is a four – storeyed building and is constructed in such a way that space and functionality are maximized throughout the structure.
Ground Floor
This floor has a garage section of size 18'8" by 14' for car parking. The staircase moves vertically to the upper floors and is located in the northwest portion of the house. This area is also the site for the main entrance of the house which opens to the north face. Other features accessible from this portion includes a guestroom or a study located in the northeast area measuring 11’ by 7’10”. In the southeast part, there is a kitchen that is 7'2" by 7'6" large. It is an open style kitchen, therefore increasing efficiency on this floor. Also, there is a common bathroom on the floor sized 6'8" by 4'6" that completes this floor.
First Floor:
When you go to the first floor, the first thing you see is a passage entrance that measures 4'8'' x 6'8'', which leads to other main areas of the house. The main door on this floor also opens onto the north side, which is the same direction as the ground floor. In the northeastern corner, next to the entrance, there is an alcove measuring 4'2'' x 3'', serving as an unpretentious pooja room. This southeast area contains an open kitchen and dining area measuring 9'4'' x 10'’, which is meant for family eating and socializing. This area is improved upon by another adjoining space that measures 4'2" x 10'. South of this region, we have the duplex staircase, which goes up. In the southwest corner, we have a living hall, which has the most usable area, at 10' x 10'. There is an extra accessible toilet with an enclosure of 3'6” x 6’8” for user friendliness.
Second Floor:
The second floor opens into a lounge area measuring 7'3" x 6'2" located just by the stairs for easy access. The Southwest region has a Master bedroom of 14'2” x 10’, which has an adjoining bathroom measuring 4’2” x 10’ and a dressing area 4’9” x 5’11” thereby offering a luxurious retreat. In the southeast corner there is also a comfortable Kids bedroom measuring 14'2” x 16’8” with an adjoining bathroom of 4' x 10’.
Third Floor:
The third floor replicates the layout of the second floor. It has additional sets of bedrooms including a guest room with identical spacious and functional arrangements for consistency and ease for other family members or guests.
Terrace Floor:
The accessibility of the leisure and utility areas is positioned right at the very top with the spacious terrace floor crowned over the house and edged with two open-eastern and western areas. The dimensions of the headroom that leads to the top level is 11’ 11’’ by 6’ 2’’. There is a floor common bathroom measuring 4’ x 10’. The two open areas on the terrace include: an East area measuring 14’ 2’’ x 10’ and a large west side terrace measuring 10’ x 18’ 8’’. These areas can be used for relaxation, social gatherings, or even gardening.
Summary:
The interior view highlights the detail of G+4 duplex plan. It is designed in such a way that one can access ladder stairs on the rear concealed on all floors making the best of the 20 x 30 plot located at the west side. Small private rooms and utility spaces are positioned alongside big open penthouses which are served on all four sides by the outward extends of covered breezelike walkways to ensure the functionality, comfort, elevated architectural style, greater sense of modern living.
