Duplex house plan size 30*45 with north facing, 3BHK, parking, passage, utility, balcony, family hall, head room and store room
This is a 30x40 house design plan for a north facing site, primarily developed as a duplex independent home for rental purposes. The house has three levels: ground floor, first floor and terrace floor. The ground floor has a mini parking space, a living space, dining hall, kitchen, bedroom(with attached washroom)and utility area. Exhaust fan placement is not an issue because the setback area on both sides is about 1′8 towards the left and rear as well as right side is 1′8 behind.
The approximate measurements of the ground floor area (length × width) are (14′2″ × 14′9″) which I believe would consist of a singular couple growing a family as rehoused on an offered house bundles on tailored family plans set by the local government. (This measurement was repeated multiple times so keeping the number of repetitions in one place for explanation.)
Family hall spans the remaining space on that floor while the second bedroom is of dimensions around 12 ′2″ × 9′1.” Purpose of the hall is self explanatory. The family hall is furnished with an attached suite (the second attendant bathroom measuring a negligible 6′3″ x 3 ×10″ for those disoriented by thoughts of restroom relocation) balanced out by at another diminutive (proportioned 7′10” x 10′7’’) increasing the so named (not exclusive for families deemed out of town) the family hall. The other section balcony is around 7′4′x 5′4.3.
The headroom of the terrace floor with two terraces, is set at 10′7″. The first and second terraces are 13′5″ × 15′ and approximately 24′5″ × 10′ respectively. Additionally, there is a storeroom on this level measuring 13′5″ × 4′7″.
