Just like all my designs, structure in this 30 40 house plans west facing with vastu contains windows to ensure maximum airflow, but with a contemporary flair. This is a three-floor house built for comfort and convenience. On the ground floor is a rental unit consisting of a spacious parking area measuring 23'2" × 15'6" and a well-designed 2BHK. The entrance to the rental unit is at the north face and has an open area of 3'2" in front of it. Living hall is quite spacious as it measures 11' × 12'11 and comes with a puja room(it’s also called 'palki ghar' in some regions of India). There is also an open modular kitchen measuring 7'11 × 7'11, a common bathroom measuring 6'11 × 3'6, and a bedroom measuring 11'1 × 8'6. Ventilation is made possible as there are setbacks of: 1’11” on the right, 1’7” on the left, and 1’5” on the back.
Starting from the first floor, there is a 3BHK duplex house. The main door faces North with a pre-built door step of 3 feet. The house has spacious hall measuring 11’2’ x 16’7’ which will be in ‘L’ shaped in contiguity to dinning area of modular kitchen measuring 7’5’ X 8’7'. Open modular kitchen captures good space at around (11’3” x 8’8”) and in between dining hall and kitchen, there is a small puja room measuring (4’ X 4’7’). There is a small utility area below mounted stairs measuring (3’9” x 6’6”). At this floor, common bathroom of (7’ X 4’) is also made available. Master bedroom (11’ X 11’1”) has nice spacious walk-in wardrobe (8’1” X 6’2”), wide balcony measuring (20'4” x 3'6”) providing good sun light to the room.
Located on the second floor is a small family hall of (13’3” x 7’1”), two luxuriously sized bedrooms and a mini home theatre (24’1” x 8’8”). First bedroom comes with attached bathroom (7’6’ x 4’) and balcony (13’ x 3’7’) while second bedroom (11’ x 11’1”) also comes with attached bathroom (7’ x 4’) inclusion of balcony (11’4” x 3’7”) adds additional outdoor space.
The upper floor features a modest headroom which has a terrace (13'3" × 7'4") with an adjoining washroom (4' × 7'). The measurement of the rear open terrace is 24'1" × 8'8" while the front terrace measures 24' × 11'2", making it an ideal location for indulging in open air activities. In addition, there is a storeroom (11'1" × 3'6”) and a dedicated laundry room. The house constructed is Vastu compliant and is designed to be modern and comfortable, equipped with sufficient windows and spaces for ventilation and light.
