4BHK duplex 20 by 30 House plan with south facing, parking, family hall, O T S and laundry
The building is constructed spending 20’x 30’ foot plot facing South direction. It is a duplex with G + 3 floors. Great emphasis was placed on the design to make efficient use of available space while providing adequate illumination and ventilation. Each floor is uniquely crafted with a balance between aesthetic and functional requirements to enhance comfort while maintaining utility.
The built-up area for the ground floor is 600 square feet. There is one utility space of 1 foot 6 inch also. Parking area measuring 12 feet 4 inch by 18 feet also has some space for gardening. The entrance to the building is on south side. A servant room of 12 feet 1 inch by 9 feet 11 inch is provided with attached bath of 4 feet by 6 feet 5 inch. The servant room is provides with an independent door facing west also. Also he is provided with OTS scope of 4 feet by 3 feet at the backside of the building. There is sufficient void for admitting lung air and sunlight. The servants stair is located towards the Southeast; she goes up the basement along the west-north direction.
The first floor is slightly smaller, at 555 square feet, with a utility area of 1 foot 6 inches. When coming up the stairs from the south, we can see the living hall that measures 10 feet by 18 feet 3 inches which also serves as the dining room. Other adjoining spaces include a southeast-facing kitchen measuring 6 feet by 5 feet 9 inches. The northwest corner has a bedroom that comes with an attached bathroom. The bedroom itself is 12 feet 2 inches by 9 feet 11 inches and has an ensuite bathroom measuring 4 feet by 6 feet 5 inches. OTS feature 4 feet by 3 feet on the northeast side is meant to improve ventilation and the natural illumination to the building.
The region on the second floor, including a utility space of 2 feet in length, is 540 feet squared. From the south side, stairs continue to a family hall of 16 feet, 8 inches by 9 feet, 3 inches. The family hall is ideal for families to spend time together or to unwind. The southwest bedroom space is measured to be 10 feet by 8 feet, 4 inches, which is adjacent to a common bathroom measuring at 4 by 5 feet, 11 inches. In the northwest corner, another bedroom is located, extending 12 feet, 2 inches by 9 feet, 11 inches, along with a bathroom measuring 4 feet by 6 feet, 6 inches. The OTS is maintained on this floor measuring 4 feet by 3 feet in size to maintain uniformity in air and sunlight entering the structure.
Focus on relaxation and utility define the third floor. This area includes an open terrace measuring 12 feet, 2 inches by 28 feet, 8 inches for rest, gardening, and for any recreational activities. An associated laundry area of 4 feet by 6 feet, 6 inches beside OTS in the northeast corner is also included.
This house design displays creativity while all spaces optimally multifunctional across all levels. The OTS provisions optimize the illumination and ventilation of the structure, making it extremely comfortable to dwell in.
