2BHK duplex 20 by 30 House plan with south facing, parking, balcony, family hall, lougue, store room and laundry

Like most other projects, this one too is based on a 2bhk duplex south facing plot. This carefully crafted plan combines modern comfort and practical layout over G+4 floors.

Ground Floor:

The ground floor also serves as a parking space with the dimensions of 18’10” x 28’10”, generous for car storage. A common lavabo is also available at 4’6” x 8”, increasing functionality. There is a staircase at the northwest corner which gives access to the upper floors.

 

First Floor:

A balcony measuring 10'7" x 5'4" is located in the northeast corner Foremost, right in front of the stairs which offers a pleasant outdoor area. The main entrance faces the same direction north. The duplex is also accessible from the entrance. On the first floor, the pooja room of size 3' x 3' is located in the northeast corner of the duplex giving it a peaceful nook. The living hall of size 10'2" x 17'2" occupies the west side of the house. A balcony measuring 10’7” x 5’4” is located in the northeast corner Foremost, right in front of stairs which gives a pleasant area outdoors, Lower portions of the level also has an expansive and invite space opening onto foreside for gatherings. Next to this is the open kitchen along with the dining area located toward the southeast of the house with dimensions 11’8” x 10’. A common bathroom of size 5’ x 7’ is located in the south western corner.

 

Second Floor:

When you come up with the stairs to the second floor there is a lounge area of 8'8" x 5' located right at the landing of the staircase. On the northern side, there is also a balcony measuring 17'2" x 5'4", making this floor very airy and open. This floor also has a big master bedroom in the south-east corner which is 17'2" x 13'8" with an en-suite bathroom of 4'2" x 8'8". The bedroom also has a balcony which is situated at the southern side of the bedroom measuring 4' x71 3/4" x16'9", and makes the room very pleasant as well as serves great for lounging or for private outdoor views

Third Floor:

On the third floor, similarly to the second floor, there is a balcony at the northern side measuring 17'2" x 5'4" replicating the design on the second floor. The family hall is located at the eastern portion of the floor and is 8' x 14'8" providing room for informal social gatherings. There is also a laundry store room in the southeast corner measuring 8' x 8' which makes this part of the floor very functional. This floor also has a child's bedroom with bathroom at the southwest corner of the floor measuring 8'8" x13' with a bathroom of 4'2" x 8'8".

 

TERRACE FLOOR:

The stairs on the terrace floor lead to a small head room of 4' x 5', which provides access to the rest of the open area. The terrace is an expansive open space measuring 17'2'' x 29'2'', perfect for outdoor activities, relaxation, or social interactions. This area can also be converted into a garden or serve as a peaceful seating space under the sun.
