This is a description of a 20 30 duplex house plan which has been furnished with G+4 duplex home design features for a 20’ x 30’ duplex plot:

 

Space usage is designed with effort to style while at the same time keeping functionality on its peak for the four floor modern and efficient duplex plan.

 

Ground Floor:

The ground section includes a garage space of 18’8” x14’ in size adequate for vehicle accommodation. The main entrance of the house faces the northern side which allows for proper ventilation and ample lighting throughout the day. A relevant portion of the floor accommodates stairs placed at Grand Western corner which serve as central vertical circulation to all levels. An Open kitchen is placed at South Eastern side measuring 7’2” x 7’6” which allows for maximum efficiency. Adjacent to the kitchen is a bathroom of size 6’8” x 4’6”. The northeast portion of the floor is home to ample room sized 11’ x 7’10” which can be used as a compact office space or a bedroom.

 

First Floor:

The first floor features a corridor measuring 4'8" x 5'1" which connects the staircase to the other living areas. The main door located on this floor is north aligned and opens to the north as well. The southeast side has a functional open kitchen (10'10" x 7'6") with a utility area (10' x 3'6") attached, next to a dining area measuring 9'6" x 7'10", which creates a defined but semi-open cooking and dining space. The whole southwest corner is taken up by a spacious living hall, which is 14' x 10' family room area which is large enough to accommodate family gatherings and relaxation. The duplex stairs continue in the south direction, allowing easy access to the upper floors.

 

Second Floor:

The second floor opens up to a lounge area measuring 6'2" x 6'4" which is situated in front of the stairs. The southwest corner accommodates the master bedroom measuring 10'2" x 10' with an ensuite bathroom (4'2" x 6'2") and a dressing room (3'6" x 6'5"), serving the privacy purposes for the users. In the southeast there is a big kids' bedroom measuring 14'2" x 10' which also has an attached bathroom of 4' x 10', allowing relaxing space for children.

 

Third Floor:

Just like the rest of the building, this floor retains an efficient layout. A lounge with dimensions of 11’10” by 6’2” is located at the top of the stairs. To the east, a study room that measures 14’2” by 10’ comes supplied with an adjoining 4’ by 10’ attached bathroom. In the southwest corner there is another bedroom measuring 14’2” by 10’. It also comes with an adjoining bathroom (10’ by 4’2”) providing extra room for guests or family members.

 

Terrace Floor:

The terrace floor contains utility and leisure areas. For example, there is headroom space measuring 6’2” by 10’ that leads into the rooftop for easy access. There are two open areas located at the terrace: The first one is situated in the west (18’8’’ by 10’) and the second one is in the east (18’8’’ by 10’). This construction allows for outdoor relaxation, entertaining guests, or enjoying the scenic views.

 

Summary:

Considering that this duplex is facing west, the G + 4 is planned in a very thoughtful way to optimally utilize the available space on the 20 x 30 plot. This home has spacious living and utility rooms with large terraces which blends well with contemporary home design and fulfills the practical needs of modern living.
